In 2025, the Company reduced total water consumption by 4.6% compared with the 2023 baseline year, making significant progress toward its 2026 target of a 5% reduction. The Company will continue to implement water efficiency initiatives and monitor performance regularly to ensure achievement of the target and support sustainable water resource management.
The Company recognizes the importance of efficient and sustainable water resource management, as water is essential to the well-being of stakeholders, construction activities, and residential living within its developments. Accordingly, the Company is committed to managing water resources throughout its value chain to promote responsible water use, minimize environmental impacts, and mitigate water scarcity risks, in line with its sustainability strategy under the “Live Different” concept.
To better understand water-related risks, the Company assessed all projects using the WRI Aqueduct Water Risk Atlas. The assessment found that all 23 projects, located in Bangkok and its surrounding metropolitan areas, are situated in water-stressed regions with risk levels ranging from Medium-High to Extremely High. As a result, the Company places significant emphasis on systematic water planning and management across all projects to reduce pressure on local water resources and effectively address water-related risks.

Commitment, Challenge and Opportunity
The Company is committed to managing water resources efficiently and sustainably throughout its value chain. Guided by its water stewardship principles, the Company seeks to promote responsible water use, minimize environmental impacts, and mitigate water scarcity risks across both construction activities and project operations. These efforts support alignment with internationally recognized water management practices and sustainability standards.
Nevertheless, water management remains a significant challenge. All of the Company's projects are located in water-stressed regions with risk levels classified as Medium-High or above. In addition, uncertainties arising from climate change may affect both the availability and quality of water resources in the long term. The Company also recognizes increasing expectations from stakeholders and investors regarding water-related performance and disclosure standards.
The Company views these challenges as opportunities to enhance water-use efficiency and strengthen long-term resilience. Key initiatives include the installation of water-efficient fixtures and sanitary ware across all projects, the development of wastewater treatment and water recycling systems using modern technologies, and the establishment of time-bound water reduction targets. These measures not only contribute to the conservation of water resources for future generations but also reinforce the Company's credibility and commitment to sustainability among all stakeholder groups.
Water Risk Assessment
The Company conducts a systematic assessment of water-related risks across all projects using the WRI Aqueduct Water Risk Atlas, a globally recognized tool for evaluating water risks. The assessment is used to identify and prioritize location-specific water risks and to support the development of targeted water management measures.
In 2025 The assessment found that all 23 projects, representing 100% of the Company's project portfolio, are located within water-stressed regions. The projects are categorized according to the following water risk levels
- Extremely High Risk (>80%) 9 projects, representing 39% of the total projects
- High Risk (40-80%) 3 projects, representing 13% of the total projects
- Medium-High Risk (20-40%) 11 projects, representing 48% of the total projects
The assessment results indicate that all of the Company's projects, located in Bangkok and its surrounding metropolitan areas, are exposed to varying degrees of water-related risks that require proactive management. Accordingly, the Company utilizes the assessment findings to guide water management strategies, establish water reduction targets, and engage with stakeholders in affected areas. These efforts aim to mitigate water-related risks and minimize potential impacts on local water resources in a systematic and measurable manner.
Management and Operational Approach
The Company has established a systematic water management approach covering both office operations and construction activities to ensure that all projects located in water-stressed regions implement effective water management practices aligned with international standards.
Office Operations
The Company continuously implements water conservation measures within its offices. Key initiatives include promoting responsible water use through awareness campaigns, providing educational materials to employees, and maintaining a dedicated LINE@ communication channel for the prompt reporting of water leakage incidents. In addition, plumbing systems and sanitary fixtures are inspected and maintained on a weekly basis to prevent unnecessary water loss and improve water-use efficiency.
Construction Projects
The Company has developed project-level Water Management Plans that cover both water consumption control and wastewater management throughout the construction process.
To control water consumption, the Company implements clear operational measures, including the use of high-quality plumbing equipment and water pipes to minimize leakage risks, the provision of adequate water storage facilities for construction sites and worker accommodations, and continuous awareness programs for construction workers through project communications and public announcements.
For wastewater management and drainage systems, temporary drainage channels are installed around construction sites together with sedimentation pits to capture soil, stones, gravel, and sand before water is discharged into municipal drainage systems. These measures help ensure that wastewater quality complies with applicable legal requirements before being released into the environment.
The Company also conducts regular water quality monitoring based on key parameters, including pH, Biological Oxygen Demand (BOD), Suspended Solids (SS), Total Dissolved Solids (TDS), Sulfide, Oil and Grease, Heavy Sediments, Total Kjeldahl Nitrogen (TKN), and Coliform Bacteria. Furthermore, construction sites are cleaned daily to prevent blockages in drainage systems and reduce potential impacts on surrounding communities.
The Water Management Plan serves as a framework for monitoring, controlling, and reporting water consumption and wastewater performance in a systematic manner. Through these measures, the Company seeks to ensure that its operations do not create adverse impacts on local water resources or surrounding communities.
Stakeholder Engagement
The Company recognizes that all of its projects are located in water-stressed regions and that stakeholder engagement is an essential component of responsible water management. Accordingly, Environmental Impact Assessments (EIA) are conducted for all projects in compliance with legal requirements. These assessments include evaluations of potential impacts on water resources and formal stakeholder consultations with surrounding communities.
Prior to the commencement of construction activities, Company representatives engage directly with neighboring residents to communicate construction schedules, discuss water-related and environmental concerns, and provide direct contact information for responsible project personnel. This approach enables community members to raise concerns and receive timely responses throughout the construction period.
The Company maintains multiple grievance channels, including telephone hotlines, the LINE application, and physical suggestion boxes located at project sites. Clear procedures are established for the investigation, tracking, and resolution of complaints. Upon receiving a complaint, the Company promptly investigates the root cause, implements corrective actions, and communicates the outcome to the complainant. Where appropriate, the Company also coordinates with the Office of Natural Resources and Environmental Policy and Planning (ONEP) and other relevant authorities to identify and implement suitable solutions.
In cases where construction activities cause damage to neighboring properties or assets, the Company provides fair compensation in accordance with mutually agreed arrangements with affected parties. All grievance channels are accessible to both internal and external stakeholders, and the confidentiality of complainants is protected. The Company is committed to providing appropriate remediation and support to affected stakeholders whenever adverse impacts are identified.
